Selling a property or moving house is a stressful time and FULL of decisions you need to make.
For more than four decades, we’ve been helping people move house, we’ve seen people make terrible mistakes and poor decisions which have ultimately cost them thousands of euros and lots of wasted time in the long run.
In this booklet we highlight our top six, so you don’t make the same mistakes.
Following your first call to us we will answer any of your initial queries and then arrange a convenient time to visit your home and talk directly to you about your property.
When we arrive at your home, we will do a full inspection of your property, to include taking measurements and noting key selling points. We will then advise of the value of your property, sale options and marketing options to include a full breakdown of costs.
Following your instruction we will prepare a letter of engagement covering all aspects of the sale including the sale price, marketing approach and any specific costs raised during our meeting.
The successful sale of your property is reliant on the solicitor dealing with the legal issues in a timely and efficient manner. We therefore recommend that the solicitor is notified of the sale at this stage.
You are now required by law to have a Building Energy Rating (BER) Certificate for your property when it comes to the market. The aim is to make the energy performance of a building transparent and available to potential purchasers or tenants. This process will involve a BER assessor completing an appraisal of the property. The assessor will then submit all the relevant data to Sustainable Energy Ireland (SEI) who issue a certificate similar to the energy ratings on domestic electrical appliances, i.e. the range is from A to G depending on energy efficiency.
Baxter Real Estate will promptly start preparing all marketing material so that your property will benefit from maximum exposure to potential purchasers. This will involve a listing on all major property portals including baxter.ie, a quality brochure, a distinctive Baxter sign board outside your house and a direct marketing campaign to all active buyers on our data base. We also make use of social media platforms such as Facebook, Twitter, Instagram and TikTok. We will also feature your property in our prominent office window display.
We say when you’re selling your house, first impressions really count. If a person is impressed at their first visit to your property, it is very likely that their opinion of value will be higher. The smallest of changes can make a huge difference and maximise the initial impact. Many changes can be done at a relatively small cost in proportion to the increase in value.

At times agreed with you we will co-ordinate with potential buyers to view your property by individual appointment or by way of open viewings. All viewings will be accompanied by one our surveyors so that we can use our expertise to help sell your property.
All offers received will be recorded and submitted to you with recommendations of whether or not the offer should be accepted.
When you have decided to accept an offer, a non-binding booking deposit will be collected from the buyer and held by Baxter Real Estate. We will then prepare a confirmation sale letter, which will be sent to your solicitor so that the draft contract can be issued to the buyer’s solicitor. All dates in relation to the sale will be agreed at this stage. We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way.
Exchange of contracts occurs when the following have been confirmed and agreed:
A binding 10% deposit, less booking fee, is then paid to your solicitor when the contracts are exchanged and a suitable completion date is agreed (i.e. the day on which the new owners take possession of your property).

Completion is when the residual monies (90%) are transferred to your solicitors account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
